3D Property Rendering and Animation for Compass Real Estate Agency

Property 3D rendering is an ideal tool for real estate agents to sell vacant land for the top price. It allows them to showcase the full potential of a lot by visualizing architectural designs that could be built on the empty space. This was the kind of CGI we created for the Smith + Aylwin Team — award-winning agents who work with Compass, a prominent innovative real estate platform in the US.

The realtors needed 3D rendering services to market a sublime residential lot in Marin County, California. They had already had an architectural project for the land designed and construction permits issued. In September 2023, Joe Hosni, a licensed Compass realtor, contacted our architectural visualization studio on behalf of the team. He asked us to create several types of visuals showing the property concept that included a main house and an adjacent guest house.

3D Property Rendering: Architectural Concept for Empty Lot

#1. Scope of Work and References

In this 3D property rendering project, we were to deliver:

  • 6 exterior views of the main house and the guest house;
  • 6 interior views showing master bedrooms, kitchens, and living rooms in both houses;
  • a 3D animation demonstrating the exteriors and interiors of the property.

For that, the client provided the following references:

  • a DWG model;
  • a Revit model;
  • drone footage of the lot.

Having the models allowed us to speed up production by optimizing the existing DWG file for photorealistic rendering and animation purposes. For the interior design, we used the furniture layouts from the provided models and furnished the rooms according to the client’s preferred style — luxury modern.

To create the animation of the property, our team used a technique called camera tracking. Namely, we combined the CG elements — buildings, driveways, and landscape — with the provided drone footage. We also used shots from it as backgrounds in the still renders. That allowed us to save the client a lot of time and expenses since we didn’t have to model the entire area surrounding the lot from scratch.
