A 360 virtual tour for real estate is a single panoramic render that lets viewers look around a space in every direction, a full 360° view from one viewpoint. It’s not a photograph: it’s a photorealistic CGI scene built at 6000×3000 px from architectural plans, so developers can showcase a room or exterior that hasn’t been built yet.
This is the core building block of a larger virtual tour experience. One 360 panorama captures a penthouse living room or a lobby entrance; combine multiple panoramas with hotspot transitions, and buyers get a self-guided 360 house tour through an entire property. A nice bunch of people who produced some images we were very happy with in the end. There was a lot of back and forth with tweaks and changes, which ArchiCGI were happy to do. There was a slight timing issue where the production of the images took a bit longer than anticipated, but it got done in the end. Generally they were well managed, with a tracked information exchange system which worked well. We'll certainly use them again.

To create a virtual tour, 3D artists need a set of documents. These include floor plans, elevations, furniture layouts, lighting schemes, selected furniture and finishing materials, and background images. Every tour also has hotspots. These indicators help viewers navigate the virtual rooms. In your project brief, you should specify how many hotspots you want in your tour and where you want them.

A 360 virtual tour is a single panoramic render, one viewpoint where the viewer looks around a space in every direction. A 3D virtual tour lets users move freely through a fully modeled environment, similar to a video game. Multiple 360 panoramas can be linked with hotspot transitions to create a navigable tour, but each individual panorama remains a standalone 360° scene.
The spaces are modeled and rendered in 3ds Max with V-Ray, and the tour itself is a set of linked 360° panoramas that opens in any browser, with no plugin or app to install. Projects meant for a VR headset are built in Unreal Engine instead, so tell us before the start if that is the plan. Nothing is needed on your side. The property does not exist yet, so there is no camera, no scanner and no site visit involved: we work from your drawings.
A scan needs the building to be finished, because someone has to walk the real space with a camera. Our tours are rendered from drawings, so a buyer can walk the apartment while the site is still a foundation. That is the whole point for presales. There is a second difference: a scan captures a space exactly as it stands, while a rendered tour shows the finishes, furniture and light you plan to sell, and any of it can be changed before launch.
