Architectural visualization for this luxury residential community was delivered for Northwind Group, a Long Island developer known for high-end residential and active-adult communities. The scope included 8 interior renderings, 8 exterior visualizations, 2 CG floor plans, and 1 virtual 3D tour which was also designed for use as a VR tour. About The Preserve at Indian Hills Project

Located in Huntington on Long Island, New York, The Preserve at Indian Hills is a luxury 55+ community distinguished by its Hamptons-style architecture and connection to the Indian Hills Country Club. The development features 74 residences arranged within a preserved country club setting, allowing most of the property’s open space and golf course landscape to remain intact. Future residents will have access to community amenities while living in a neighborhood designed around the character of the existing club.

Our team created 3D rendering for real estate that brought the development’s architecture, landscaped grounds, and amenity spaces to life. The visuals were designed to capture the look and feel of the future community while helping buyers form a clear impression of the project.

As part of our 3D rendering services for New York, we produced static imagery, 3D floor plans, and an interactive virtual tour.

Project Objective

For the pre-sale marketing of this New York real estate development, Northwind Group commissioned a collection of visual assets for use across the official project website and online brochures.

Deliverables

The assignment for this CGI project included the following:

  • 8 interior renderings for condominium interiors.
  • 4 exterior views of the Indian Hills Country Club, created from different camera angles and delivered in 5K resolution.
  • 2 exterior views of the fitness facility, including front-view and angled camera angle compositions.

  • A three-floor virtual tour of the clubhouse, including the outdoor terrace.

To begin the project, the client provided a residential floor plan with marked camera locations, an advertising brochure for The Preserve at Indian Hills, a completed brief for our interior rendering services, backplate images for window views, and interior design references. These materials defined the scope of work and established the visual direction for the spaces.

Stage 1 – Setup

The first stage of the interior 3D rendering workflow focused on preparing the scene. We modeled the first-floor interior based on the camera positions indicated in the floor plan and set the ceiling height to approximately 10 feet (3 meters).

Stage 2 – Modeling & Furniture

Once the architectural shell was complete, we selected furniture and accessories from our internal library. The 3D interior rendering process at this stage concentrated on matching the modern design aesthetic shown in the client references and marketing materials.

Stage 3 – Styling & Lighting

After the main elements were in place, we styled the space with artwork, decor, and additional props. We also incorporated the provided backplate images to ensure accurate golf course views through the windows. Daytime lighting was developed with soft interior shadows to create a natural atmosphere.

Stage 4 – Rendering & Delivery

As part of our 3D interior rendering services, we produced the final images in 4K resolution (3840 × 2160) and delivered them in PNG format. The first draft was created directly in full color, allowing the client to review materials, lighting, and styling choices from the earliest stage of production.

The exterior rendering workflow focused on presenting the community’s public-facing architecture and its relationship to the surrounding landscape. Our team created real estate 3D exterior rendering assets based on a site plan drawing, a completed project brief, architectural references, and landscape photography documenting the golf course environment. The final scope included clubhouse and golf course exterior renderings designed in Hamptons style.

Stage 1 – Project Review & Scene Setup

The process began with a detailed review of the site plan and reference materials provided by the client. This information established the building layout, roof design, facade details, and key viewpoints for the architectural exterior rendering work.

Stage 2 – Modeling & Materials

Next, we developed the exterior architecture and refined the material palette using sketches and photos of brickwork, trim elements, and roofing finishes. Semi-transparent glazing was applied to the windows to achieve the appearance specified in the technical notes.

Stage 3 – Environment & Atmosphere

Once the structures were finalized, we built the surrounding landscape using golf course reference photography. The scene was configured with a summer setting, midday sunlight, and activated interior lighting to create a welcoming country club atmosphere.

Stage 4 – Production & Delivery

As part of our exterior rendering services, we prepared a set of views covering the clubhouse, golf course, fitness facility, and residential buildings. The client used a bulk package with discounts, making it possible to expand the number of approved exterior rendering options while maintaining budget efficiency.

3D Virtual Tour Rendering Workflow

The clubhouse spans three floors plus a terrace, which means stakeholders could not get a full picture from static images alone. A 3D virtual tour solves that by letting users walk through every level. For real estate teams, this makes a huge difference. Once stakeholders see how the clubhouse connects floor to floor, the conversation shifts from “explain this layout” to “let’s discuss the finishes” — which is exactly what a presentation tool should do. Stage 1 – Assignment

The client provided a completed production brief, interior design photo references, a Furniture, Fixtures & Equipment plan with 11 hotspot locations, and a site plan defining the overall layout.

Stage 2 – Scene Modeling

The interior geometry was modeled according to the supplied documentation, with ceiling heights, room proportions, and panorama positions established to match the approved navigation path.

Stage 3 – Texturing & Materials

All surfaces were UV unwrapped before finishes, colors, and material properties were assigned to achieve a consistent appearance throughout every space.

Stage 4 – Lighting & Styling

Natural light sources were combined with artificial ones in deliberate proportion, producing a welcoming atmosphere throughout the space. Decorative elements and interactive navigation hotspots were then placed to guide smooth movement between areas.

Stage 5 – Draft Review

The first panoramic images were delivered in 4K resolution for client review, allowing comments and revisions before the final production stage.

Stage 6 – Final Delivery

Once approved, the panoramas moved into production at 6K resolution. That level of detail held up under close inspection across every viewing mode. The result was a fully interactive VR experience built from the same source material. No separate export was needed to support desktop computers, mobile devices, and VR headsets, since the file format covered all three from a single build. 3D Floor Plan Rendering Services Pipeline

The project required both floors of the clubhouse documented as a 3D floor plan rendering, giving buyers a precise overhead read of how the interior space is actually organized. That overhead perspective answers room size, circulation, and furniture layout questions before a site visit ever happens. The 3D floor plans also were to serve as consistent references for discussing individual units, shared amenities, and the relationship between the two levels throughout the sales process.

Stage 1 – Brief & Setup

The client submitted architectural drawings and style references, and the team established the cut level and which floor to display. Those early decisions — viewing angle, wall height, material direction — locked the scope for everything that followed.

Stage 2 – 3D Modeling

The floor plate was modeled from the drawings, with walls cut at the correct height to expose the interior layout. Getting the geometry right at this stage meant every subsequent step was built on accurate spatial data rather than approximation.

Stage 3 – Furniture & Fixtures

Furniture, appliances, and fittings were placed to reflect the actual room configuration and scale. Correct furniture sizing is what makes a real estate 3D floor plan rendering readable to a non-technical buyer without any additional explanation.

Stage 4 – Texturing & Materials

Flooring, wall finishes, and surfaces were textured to make each space readable and visually distinct. The warm hardwood across both floors and the marble-finish wet areas gave each zone an immediately recognizable identity.

Stage 5 – Rendering & Delivery

The scene was rendered from a straight top-down camera, producing a clean, print-ready floor plan image. Both floors were delivered as high-resolution files ready for print collateral and digital listings without any further adaptation.
